Rental Policies
CHECK-IN & CHECK-OUT
Check-in:
Check-in instructions will be provided with your confirmation email. Some of our properties require a gate code, elevator code, and/or key code to enter. All codes can be found on your Reservation Confirmation sheet which is the attachment with your confirmation email. If you have any difficulty, please contact the rental office at 850-492-9999.
*The access code(s) will be located on your Reservation Confirmation sheet (receipt).
*For late arrivals after 5pm please call our office @ 850-492-9999 prior to arrival for special instructions. It is preferred that we be made aware of your potential late arrival a minimum of one week prior to your check-in date.
Check-in time:
After 4:00 P.M. -
Guests arriving after 5:00 P.M., or on Sundays, need to touch base with the office to arrange for a late arrival.
*Please note that these times are not a guarantee, but that every effort will be made to have your condo available upon arrival. Delays may be expected due to our commitment to provide pristine conditions and high standards of cleanliness.
Check-out:
10:00 A.M. no exceptions.
CHECK-OUT CONDITIONS
We ask our guests to leave their property in the same condition as it was found and to
Load and start the dishwasher.
Remove all food, bag all trash and place in the on-site garbage area.
Ensure that all furniture is returned to its original placement.
Return all keys and passes to the rental office or place in the drop box
Leave beds unmade and set the thermostat to 80 degrees.
Please be aware that all properties are privately owned as someone's vacation home. Please be respectful of their property. Thank you.
LOCK-OUTS
A $50.00 lock-out fee will be billed to the credit card on file if a call is made to provide access after hours.
PARKING
There is a limit of
two(2) vehicles per reserved condo
in condominium areas. Parking is only allowed in the parking lot. Street parking on Perdido Key Drive is prohibited by county ordinance. Do not park on sand, grass, around units or over curbs.
Boats, RV's, fifth wheels, personal watercrafts, and any and all trailers are prohibited on property unless approved prior to your arrival. All guests must keep the parking pass prominently displayed on the dashboard when parking on the property. Failure to do so may result in towing at owner’s expense without warning.
PROPERTY INSPECTION
Upon initial arrival it is
your responsibility
to inspect your rental, as any damages or maintenance issues not reported will be charged to the credit card on file. Please notify our office within 24 hours of any maintenance items that arise during your stay. Guests will be responsible for any damages or replacement costs that arise during occupancy.
EXCESSIVE CLEANING
Most guests are respectful of the owners' property, however if you have not rented a vacation home before please note that the cleaning fee included in your reservation does not permit you to leave the condo filthy. There will be additional charges for any excessive cleaning required after departure. This fee will be charged to the credit card on file. This includes any time taken to rearrange items moved from their original location. (Please remember that unlike a hotel room these condos are privately owned by individuals like yourself and the need for excessive cleaning is the result of excessive wear and tear)
CONFIRMED GUESTS
Your reservation is subject to immediate cancellation or additional charges if you have brought more guests than allowed. Please note that fire safety codes, insurance restrictions, and our rental policies have placed strict limits on the number of guests residing in these units. The maximum occupancy for a one bedroom condo is 4 persons, one bedroom plus loft or bunk is 4 persons, a two bedroom condo is 6 persons, three bedroom condo is 8 persons, and in larger units the occupancy increases at a rate of 2 people per bedroom.
MINORS AND CHILDREN
No one under the age of 25 may rent a resort accommodation - Active Duty Military stationed at permanent or temporary orders please contact the rental office at 850-492-9999. Curfew time for 17 year olds and younger is 10:00 p.m. Parents/guardians must accompany their children when using the pools and are responsible for the actions and behavior of their children at all times.
PROPERTY DAMAGE
Each condo is individually owned, therefore furnished uniquely to the homeowner's liking. Please respect this, as you are responsible for damages to the rental caused by you or your guests. Damages including excessive wear and tear will be charged to the credit card on file.
KEYS & PASSES
Pool and parking passes will be issued for all guests at check-in which must be returned when checking out. Guests should have their pool pass with them at all times when using the amenities, especially at the indoor or outdoor pools (1 per person). There will be a charge against the credit card on file for any keys and/or passes not returned to our office upon departure.
LOST OR STOLEN ITEMS
Perdido Key Resort Management is not responsible for any personal items which may be lost or stolen from your rental. This includes items left behind following your departure. If found, you will be notified and given the option to pay to have them return.
NON-SMOKING PROPERTIES
No smoking is permitted inside
any
of the rental condos or buildings. If there is any evidence of smoking, you will be billed the minimum of a $500.00 damage fee. You may be responsible for additional expenses for the restoration of the property if expenses exceed this amount.
PETS
Under no circumstances are guests allowed to have animals on the property or within the rental unit.
If a animal or evidence of a animal is found, eviction and you will be billed the minimum of a $500.00 damage fee. You may also be responsible for additional expenses for the restoration of the property if expenses exceed this amount.
PARTIES
There are no parties, weddings, etc. allowed on the property without
prior written consent from Perdido Key Resort Management. Unauthorized activities will cause forfeiture of your rents and subject your rental to additional charges or immediate cancellation of your reservation.
TELEPHONES
Most of the properties have phone blocks which require guests to use credit cards for long distance calls. Any long distance calls that you make, that appear on an owner’s bill, will be charged against your credit card plus a service fee.
POOL & FITNESS CENTER RULES
Unless otherwise posted:
Indoor Pool & Fitness Center Hours: 8:00 A.M. – 10:00 P.M.
Outdoor Pool Hours: 9:00 A.M. – 10:00 P.M.
There is no lifeguard on duty. Children under 16 must be accompanied by an adult. No glass is allowed in pool or fitness center areas. No running or rough play. The hot tub and fitness center area is limited to guests 16 and older. The pools and fitness center may be used by residents and guests only. Guests should have their pool passes with them at all times when using the indoor pool, outdoor pool or fitness center (1 per person). As a safety precaution, the pools and fitness center will be closed when lightning producing storms are in the area and will remain closed for a minimum of 30 minutes following the most recent clap of thunder or visible lightning. Additional rules may be posted and promulgated pertaining to the usage of the swimming pools, fitness center, parking and other amenities.
FAILURE TO VACATE
If a guest fails to vacate a condo by check-out time on the last day of their reserved period of occupancy, they will be charged a $50 fee and all personal items will be moved to a secure location.
