PKRM Vacation Rental Management Services

How much do you charge for vacation rental management services? Twenty-Five percent (25%) for rentals we generate and fifteen percent (15%) for owner referrals.

Why do you only charge 25-15%? Most other companies have a tiered (monthly, weekly, and daily) commission structure. We've have found that keeping it simple works best. No smoke & mirrors or hard to understand expenses. We have learned to do things better (more cost-effectively) without sacrificing service to our owners or guests. What we have found is that charging less would render us unable to effectively maximize your rental revenue, whereas at this level if we are able to best increase your net-to-owner at the end of the year. In the end, if another company is charging you 20% and only generating half of what we would, then you are not maximizing your year-end net-to-owner. Essentially we want you to remember this; it is our goal to establish a relationship with both our internal and external clients that last years...not months. We do not just want to be a Rental Company you sign up with, we want to be the last Rental Company you sign up with. And if you have not tried other Vacation Rental Management Companies, we challenge you to do so and call us back in 12 months. If you have tried others, then you will certainly appreciate the way we do business.

How much marketing power do I get for that? Initially we build a resort-specific web site for your property which allows us to capture much of web traffic composed of guests that have visited your resort in the past. Tapping into an existing loyal customer base is very valuable. We also push your condo through our distribution network, which equates to a lot of exposure. Places such as weather.com and tripadvisor.com are among those in which your property is uniquely listed... just to name a couple of the sites included. Additionally, your property is displayed though large vacation home networks such as the HomeAway.com family of sites (this is the company that owns VRBO.com). We can also create a more enhanced marketing package for you in order to increase your property's web presence per your request. For free we will manage a VRBO ad that you purchase or for a fee we can build you a condo/owner-specific web site. Please contact us for full details or request a free enhanced management proposal. Do you accept credit cards? Are any fees passed on to me for this? Yes, we accept Visa, Mastercard & Discover. Yes, 2.5% of transactions processed via credit card (this is much cheaper than doing it on PayPal yourself). If we find a way to feasibly reduce this cost of business, we will and similarly pass the saving on to our owners.

Can you use my current cleaning and maintenance companies? Perhaps. Throughout our experience as Vacation Rental Managers we have accrued a reliable staff and vendors who we prefer to use, however as long as they continue to live up to your and our standards we will try to work with any vendors you currently have in place.

Can I access my property's information via the internet? Yes. We feel that transparency is the best policy. Included in our management service for free is password protected access to your property details online. We create an account for each owner within our OwnerLink which provides secure access to real-time data concerning your property. Through our OwnerLink you have the ability to check your property calendar, see who is in the condo, what the rent amount is, reserve the condo for personal use, view statements and view work orders. What management software does Perdido Key Resort Management utilize? We use Property Plus which is a product created by Instant Software; the leader in vacation rental management software.
